Conduct detailed Comparative Market Analysis to determine optimum listing price
It is critical to set the initial listing price correctly and not overprice! The first 21 days are the most active and your property will receive the most interest during that time. The longer a listing stays active, the less attractive it will be.
Provide professional quality photos for MLS and other marketing materials
In 2016, 44% of home buyers used the internet as their first step in shopping for a home, before even contacting a Realtor. It is important for listing photos to be of high quality to showcase the property and make it as appealing as possible to potential buyers. I am surprised at the poor quality images that I see used in many listings!
Register & design custom website for each listing
In addition to having your property listed in the MLS and posted on Realtor.com, Zillow, Trulia etc., your property will have its own dedicated website for internet search traffic and as a landing page for online advertising.
Advertising & Promotion
Your property will be advertised on social media, the internet, and via emails, as these are the most effective means of reaching potential buyers. In 2016 only 1% of buyers found the property they purchased through a newspaper ad! We can also host an initial “Open House” the first weekend of your listing to make it as easy as possible for the most buyers to easily see your home, and schedule others if required.
Keep you updated regularly on the process
You will receive weekly updates on showings and buyer interest, as well as any comments buyers or buyer agents have made regarding your property. In this way we can determine if any improvements can be made to the property or if price adjustment is required.
