Many of our newly arriving residents are opting to purchase “New” homes rather than “Resale” homes. There are many reasons for this including:
- Most of the new Home Communities are “Maintenance Free” where the Community Association handles all of the exterior landscape & lawn maintenance. Residents get to spend their time enjoying all the outdoor activities that our area offers like golfing, boating and fishing, or relaxing by the community pool or on the beach!
- The peace of mind of owning a new home that meets all the latest building codes and has a warranty. And qualifies for much lower homeowners insurance rates!
- Most communities have impressive amenities including pools, tennis courts, clubhouses, and workout facilities, as well as organized social events
First and foremost, it costs you nothing and the on-site Sales Associates work for the builder, not you. With my local knowledge of things like CDD’s and traffic and accessibility issues, which out of area buyers may not be aware, I can offer you guidance throughout your purchase, check on construction progress, and help make the process as stress free as possible. Palmer Ranch Area: Palmer Ranch is one of the original master planned communities in Southwest Florida. It is almost entirely built out, but there are several communities currently being built- Hammock Preserve and Talon Preserve by DiVosta, Sunrise Preserve by Mattamy Homes, Esplanade by Taylor Morrison, and Promenade by DR Horton. This area is convenient to downtown Sarasota and I-75 and SR-681. It is also a short drive to Pine View School for gifted students in Osprey.
North Venice & Nokomis Area: The closest new community to the beach is Bellacina by Casey Key from Taylor Morrison. It is a bike ride’s distance to Nokomis Beach, and is located directly on the Legacy Trail bike path that runs all the way from Palmer Ranch to the north, to Casperson Beach Park to the south (one of the best places to find the shark teeth). It is also a very short drive to Pine View School. This is really an ideal location. Talon Preserve mentioned above isscheduled to open in June 2020 and really is in Nokomis just off SR-681. It is also very close to the beaches. Most of the other building in this area is east of I-75, but it is still only about a 10 minute drive to Nokomis Beach, and offers convenient access to I-75. Toscana Isles (D R Horton) is a newer community with 94 and 55 acre lakes for watersports and is located at Laurel Rd and I-75. Neal Communities has just opened Cielo and Vicenza, Neal Signature Homes is selling the high end Aria community, and Meritage Homes has Venice Woodlands which offers super energy efficient options.
West Villages Area: Located along US 41 just south of Venice in North Port, the West Villages is growing rapidly, and accounts for almost 40% of all New Home sales in Sarasota County. At build out the area will include about 25,000 homes and 3 million square feet of commercial and office use space. The Atlanta Braves are also considering moving their Spring Training facilities to the area. The first development, Gran Paradiso (Lennar) , was started prior to the Great Recession and fell into foreclosure. It was purchased out of bankruptcy by Lennar Homes and is now a premier community. The pool, clubhouse and common amenities are quite impressive. WCI Communities is building in Sarasota National (WCI) a golf course community with a variety of homes to choose from. IslandWalk (DiVosta) is also building homes as well. These communities are just under a 15 minute drive to Manasota Beach Park. For more information visit my West Villages website!
